Regeneration of former industrial sites into a thriving employment-led mixed use new urban quarter. It will deliver part of the wider ambition for revitalising the North of the Borough. The employment uses expand an established and successful model of start-up units with a new dedicated London Business Centre within this genuinely mixed use neighbourhood.

The site is landlocked, with limited public frontage; bordered by imposing historic transport remnants of former docks. A former railway embankment to the south creates a protected ecological habitat. To the east, the in-filled Surrey Canal will be redeveloped as a linear park to give valuable green amenity and pedestrian links. The new development creates permeability and linkages to enhance the quality of the area for the new and existing residents – making new and safe connections achievable through comprehensive masterplanning. The scheme is designed to enhance and address the scale and geometry of the setting.

Contemporary buildings align routes; a hierarchy of spaces are created and the movement sequence informed by key buildings which form legible townscape markers.

The housing mix & masterplan reflects a clear understanding of the future community. Large family houses wrap up the more sensitive western boundary of the site and have been included to meet a specific local need with associated amenity and play areas. Larger blocks are designed around landscaped courtyards with commercial uses at low level which wrap up car parking and two tall towers creating beacons of regeneration and giving sensational views of the city.
