A truly mixed use development providing a community health centre, a hotel, retail and B1 space alongside apartments and houses.
A high density development with low and high rise elements grouped around a large open space on the waterfront looking across the River Orwell towards the Tolly Cobbold Brewery and Holywells Park. The hotel acts as a foil to the busy Hawes Street, reducing noise and enclosing the residential part of the scheme.
The majority of houses are affordable, responding to the needs of the local area. Homes built to Lifetime Homes standards and additional units designed for disabled residents aim to create a diverse and inclusive community. The adopted roads are designed as Homezones and car parking is in secure courtyards to allow safe but active use of the public realm.
The health centre is designed in collaboration with Suffolk NHS with a flexibility allowing it to grow with its community, providing a pharmacy, nursery or other community based facilities by extending the wings of the building and adding storeys of accommodation.
